Requirements to Rent:
- You must be ready to rent within 30 days or less upon acceptance. Preferably immediately
- You may or may not have roomates. Subject to Landlord approval.
- You or your combined income must be 3 times the monthly rent. One, two, or more adults combined income OK.
- Pets may or may not be accepted. Subject to approval of landlord.
- Drivers license and Social Security card required as identification.
- You must provide one month of pay stubs, each adult.
- You must supply 2 months of bank statements, each adult.
- You must provide employment verification, each adult.
- If you are a student with little or no income your parents must be co-applicant.
- Have a good recommendation from your last landlord.
- Pay a $45.00 application fee, each adult. The application fee will pay for a credit and criminal background check.
- Pay a $200.00 holding deposit (Refundable if denied) on the unit. Money order only. The holding deposit will be applied towards your rental deposit upon acceptance.
- You will be denied if you have a recent eviction, foreclosure, or bankruptcy.
- You may be denied if you have any recent collection actions against you. You may also be denied for any recently returned checks against your bank.
- If your application is accepted you'll be required to pay entire deposit to hold the unit. Money orders or bank check only.
- The lease must be signed immediately stating your move in date.
- The day before you move-in, you pay your first months rent and recieve the house keys. Money order or bank check required. Next months rent payable by personal check.
These are standard requirements to rent with any property management company. Sometimes the application fee and deposit varies. We have lots of rentals and work within a network of property management companies to find you a suitable rental condo or home. If you need to rent at a later time than the requirements of this rental home, stay in touch, we have more coming available weekly.
If you're having roommates or pets live in the home you must disclose this immediately before any showings. Roommates and pets must be approved by the homeowner in advance of any showings. Please send an email detailing when you need to move in. Also, how many adults and/or children/pets will be living in the home. Full disclosure is required to gain entry to preview any condo or home.
