Fee Structure:

You pay 100% of first months rent if we find you a tenant and you are going to manage your own property |
| Option #2: |
You pay 70% of 1st months rent if we find you a tenant and you want Century 21 to manage your property. Then pay 10% of the monthly rent for property management. |

The fee covers:

Advertising, showings, screenings, and more.

We also install a For Rent sign in the front yard or window.

We have newspapers, billboards, magazines and bus stops advertising our websites.

We endeavor to get your property rented within 30 days or less.

You never have contact with potential tenants unless you choose to.

We show the property and take applications from potential Tenants.
-
We charge the tenants a $45.00 application fee to check credit and criminal history on each adult tenant.
-
Tenants must follow certain guidelines to qualify. Bank statements, pay check stubs, etc.

You will be notified only when a qualified tenant is found.
-
Only after you review an acceptable tenant application will a lease be approved by you and provided to the tenant.

We will provide you with an Approved Lease Contract for each adult tenant.

We will collect the deposit upon signing of the lease.
-
The first months rent must be paid by the tenant to receive the house keys.
-
The Deposit and first months rent will be sent to you minus the fee for finding your tenant and presenting you with an Executed Lease, Rent, and Deposit Payments.

Tenants are responsible for all Utilities and lawn care. Unless you charge extra for such services or is included with the HOA fee's.

You can agree to pay for utilities, lawn, or pool care for an additional monthly fees.

We can write into the lease any terms you like.
Example: If the tenant wants a short term lease or if the house sells to a buyer or if the mortgage is assumed by a buyer or you may or may not allow pets or smokers, etc.
Option #2: Century 21 Property Management will find you an acceptable tenant, same as in Option #1.
We then charge 10% of the monthly rent to manage the property for you.

We collect the monthly rent on your behalf.

We charge late fee's for late rental payments to discourage tenants from paying late.

We handle evictions if needed. A small attorney fee is required from landlord.

Absentee Owners are our Specialty. We service the greater Orlando Area Property Owners Worldwide.

You never need to meet tenants unless you choose to. You can stay anonymous.

We inspect the property once a month. By appointment only if needed.

We will be On Call to you and the tenant 24 hours a day.

We have approved contractors to service the property in Emergencies.
-
You will always be notified of any problems ASAP.

Even though the home is rented we can still look for potential buyers, such as the tenant and others.

You are notified when the end of of the lease is near. You can review the rental rate and other options at that time.

We have Direct deposit to your bank or payment to your mortgage company available.
-
We have a fully staffed accounts receivable department at your service.
A Rental Property Contract must be signed by the Homeowner/Landlord with Century 21 Property Management. This contract will show the agreed marketing strategy and Fee's for Advertising, Showings, Screenings, providing signed Leases and collecting Rental Fee's and Deposits on behalf of the Homeowner/Landlord to be paid to Century 21 Property Management for services rendered. All payments will be charged and paid at the time of payments by the Tenants to the Homeowner/Landlord. No Fee's will be paid out of Deposit monies.

Selling Your Rental Property
If you want sell your rental property we can help! Check it out
If your home is already listed for sale with a Realtor we can show your property to potential buyers and submit offers to your Listing Agent.
If a sales contract is executed we receive a Sales Commission at closing.
Sales commission payments are in the Listing Agent-Buyers Agent compensation percentage listed in the MLS.
If your property isn't listed For Sale in the MLS?
We can List and Advertise your condo or home For Sale by Century 21 Real Estate Professionals.
We will find and secure an Approved Home Buyer for you for a sales commission of 6% of sales price.
We will handle the buyers side and the sellers side of the transaction for this low commission.
Please remember we can't put your property in the MLS unless the sales commission is 6%.
What if the Rental Property needs to be listed on the MLS For Sale?
For the best exposure of your property we recommend placing it onto the MLS. We will present you with a BPO/CMA Appraisal of the Current Market Conditions of recent home sales around your property for sale. After careful analysis of the current selling prices, together we'll decide on a Sales Price.
We'll also advertise in Realtor.com, Homes.com, Century21.com and more. See Century 21 Services in the Sellers Resources Section of the website.
Rick Sletten, Realtor and Century 21/UCFcondos Property Services Team will list the property For Sale. The sales commission will be 6%. The 6% fee will be spilt between the buyers agent and the listing agent. If your rental property is being managed by Century 21/UCFcondos Property Services you'll receive a $100 rebate after closing the sale.
The Century 21/UCFcondos.com sales team will market your property everywhere.

We will coordinate showings, examine buyer lender approval letters, help you with Purchase Contract Price Negotiations, write contract addendum's.

We will coordinate inspections, appraisals, repairs (if required), title commitment, and the Loan Commitment from the buyers lender.

No Purchase Contract Offer will be accepted without a Pre-approval Letter from the buyers loan servicer. This will insure our deal will Close.

All unforeseen problems will be dealt with on a case by case basis. No problem is too big or too small for us to handle.
All of these efforts will be coordinated to bring your Real Estate deal to a successful Closing. Closings are typically around 30 days from a Fully Executed Sales Contract with signatures and initials by all parties.
